Q: Where are you located?
A: Just off scenic by-way NC-9, between Black Mountain and Lake Lure. This location is convenient to Asheville, Hendersonville, Black Mountain, and Chimney Rock.
Q: How large are your lots?
A: All of our lots are approximately one acre in size.
Q: What is the price range for the lots?
A: Prices range from $30,000 with valley views to $205,000 for lots with 360-degree long-range views.
Q: How large is the development?
A: Sun Dance Ridge covers approximately 140 acres.
Q: If we buy a lot today, are we required to build right away?
A: No, there is no requirement to build, but we do offer incentives to do so within one year of purchase.
Q: What type of construction is permitted?
A: Only site-built homes of a construction type that blend well with the natural surroundings are allowed. These include timber frame, log, arts and crafts, and other similar construction types. We also strongly encourage green building construction, and offer incentives to do so.
Q: May we choose our own contractors?
A: Yes, we can also lend assistance with referrals if you wish.
Q: Are there square footage requirements for new construction?
A: The minimum total heated square footage is 1500, with a minimum ground floor square footage of 1200.
Q: Are there amenities to maintain and fees?
A: We plan to have a postal center and an emergency heli-pad. The association dues will cover the maintenance of these.
Q: What are your association dues?
A: There is a $500 annual fee that covers road maintenance, keeping the property groomed, and maintenance of community property.
Q: What utilities are available?
A: All electric and phone cables are buried, and each lot has access.
Q: Is this a deed restricted development?
A: Yes, covenants and restrictions are in place to protect our property owners and the beautiful natural surroundings.
